This time, you will learn about the eight questions you should ask your clients on your first property inspection.
Why?
Because the insurance adjuster will ask the same questions.
The client’s answers could be detrimental to the claim unless you prepare them!
When did you first notice the damages?
Maybe the client noticed something months ago, maybe they even tried to fix it. Both can affect the claim coverage!
Did you make any repairs?
A positive answer could be detrimental to the claim, but the client should still answer honestly.
Did you mitigate the damages?
Did the client know about the damage but hasn’t done anything? Claim killer this one.
Who is your mortgage company?
The insurance company will need this information for the check. It is a positive sign if they ask this question.
Do you have inspection reports?
👉 If the client has inspection reports, they should have them ready.
👉 Imagine the client buying a house with damaged pipes and not paying for an inspection. And then trying to get coverage for the pre-existing damages? That’s borderline fraud.
Did you take any photos of the loss?
Photos can only help. Always encourage your clients to document the loss.
Did you file any previous claims?
You cannot file a claim for the same loss twice. Not unless you fixed the damages and a new loss (of the same type) occurred.
When did the loss occur?
The time when the client notices the loss and when it actually occurred might be two different dates!
